Introduction
and History
The Royalton Condominium Complex in Alexandria, VA wanted an on-site manager that would work part-time
with flexible hours for budgetary purposes. Innovative Facilities was able to provide this service while most condominium
management companies required full-time management contracts.
Project
While
the condominium was under the developer bond, over $300,000 in construction issues were identified by Innovative Facilities
during the transition study that required developer action including meter errors, storm water management design flaws, and
sprinkler pipe issues. A major flood occurred on property resulting in over $354,000 in damages, with the cause of the
flood identified as faulty insulation of sprinkler pipe resulting in the developer having to incur the cost of repair.

regular preventative maintenance schedules to ensure the residents of The Royalton enjoy a fully functional building
without having expensive system failures and repair costs.
